Stakeout*
WE will stake out* your building project for you.
Before construction begins, the ground plan area and the height of the approved building structure must be marked out (Section 74 (8) BauO NRW). This staking out* is the transfer of the exact project geometry from the official site plan to the site. It is not stipulated who has to carry out this stakeout* (therefore not a sovereign survey), but it is usually carried out by the surveying office responsible for the project.
Two types of stakeout* are often carried out:
firstly, rough staking out, in which the building corner points are marked with wooden stakes, for example, and are usually used for excavation, and
secondly, fine staking out/axis staking out, in which the sides of the building for the formwork are marked by hammering nails into the cut scaffolding, e.g. standing in the excavation pit and to be provided by the customer.
A stakeout report is drawn up on the stakeout carried out, which serves as proof for the architect, the building contractor and you as the client that your building project has been carried out correctly! We would be happy to advise you on this and look forward to hearing from you!
* Staking out is part of engineering surveying, not sovereign surveying. However, as it is often required in conjunction with sovereign surveying, especially for private construction projects, we have nevertheless listed it here.

Base acceptance certificate
WE issue your base acceptance certificate in accordance with § 83 BauO NRW. According to § 81 BauO NRW, the building permit authority can demand an official certificate that certifies compliance with the ground plan areas and the position on the property as well as the heights of the building structures. We check compliance with the building permit on site and then issue the required certificate! We would be happy to advise you on this and look forward to hearing from you!

Property division measurement
WE carry out the subdivision survey (officially called continuation survey) for your property and support you in your project from start to finish!
The subdivision survey is used to divide your property into two or more new plots (parcels). In order to divide a plot of land, several steps are usually required, which may involve different authorities. We would be happy to advise you on this and look forward to hearing from you!

Building survey
WE carry out the building survey of your new building and help you to fulfill your building survey obligation in accordance with § 16 VermKatG NRW! Every newly constructed building or building whose ground plan has been changed must be surveyed by an approved surveying office within five months of certified completion. For this purpose, the building is measured on site and the results documented in a so-called “continuation plan”. Once the building survey has been accepted by the land registry authority, the new building is recorded in the official maps (real estate map). Boundary Survey / boundary indication
WE carry out the boundary survey for you. Before you erect a new boundary fence, put up a pergola, build a garage or carry out any major construction work on your property boundary, you should find out the exact location of your property boundary and its course! For this purpose, we can carry out a boundary survey to determine, mark or officially confirm the existing property boundaries. The position of the parcel boundary is accurately determined on the basis of the proof in the property register and properly transferred to the local area. Site plans/division plans/building load plans
WE create a site plan in accordance with the Building Inspection Ordinance (§ 3 BauPrüfVO NRW) for the planning and building application of your building project. The site plan is created on the basis of official cadastral documents, our own surveys of the building plot and its neighbourhood and by incorporating existing building and, if applicable, planning regulations. This allows you and/or your architect to define your plans, taking into account what is structurally feasible and legally permissible.
Once the plans have been finalized, the project is entered into the official site plan based on your construction drawings. Together with the height determination, the resulting distance areas and the determination and entry of the plot utilization (GRZ, GFZ) as well as the entry of the planned drainage, the site plan is finalized and submitted to the building authority as an integral part of the building application.
In special cases, e.g. if there is a building charge on the property or if the building plot is overbuilt or if the legal boundary is unclear, an official site plan (certified with the state seal) is required in accordance with the BauPrüfVO NRW.
Official site plans are also required for the division of developed properties in accordance with § 17 BauPrüfVO NRW and for the registration of a building charge in accordance with § 18 BauPrüfVO NRW.
